  • Reserve Fund Study

    Every condominium in Ontario, of any type or size, is required to complete a Reserve Fund Study every three years. The purpose of the study is to plan and prepare the budget for major repairs and replacement over a period of 30 years. The study should be carried out by a Qualified Person, typically a Professional Engineer.

  • Performance Audit

    New condominiums in Ontario are required to complete a First Year Performance Audit within the first year of condominium registration and a Second Year Performance Audit within the following year. This report covers any deficiencies in the common elements, associated with incompliance to codes or other regulations, poor construction materials and poor quality of work. For residential standard condominiums, the report in sent to Tarion, which covers the residential home warranties program in Ontario.
